After years of painstaking planning the building took more and more the shape that we have envisioned.
The task on Erlaaer Strasse was to construct affordable rental apartments.
With rising prices on the real estate market, this can only be achieved through consistent optimization of space.
After years of painstaking planning the building took more and more the shape that we have envisioned.
As abstract as all the drawing
plans were - the many floor plans containing countless numbers, the sectional
drawings with all the textual explanations and also the views with the green
bay windows and the gray dormers, as playful as they were, all the great 3D
renderings, excitingly new as they were, all the virtual walks - with our 3D VR
glasses ... when the drawn suddenly turns into reality, it is always a
very special moment - and already in August the first tenants moved in (after
only 17 months of construction) ...
It's nice when you can accompany a project throughout the entire time of origin.
The task on Erlaaer Strasse was to construct affordable rental apartments.
With rising prices on the real estate market, this can only be achieved through consistent optimization of space. The 119 apartments might be small, but the residents don't have to forego anything. All apartments have a garden or terrace, a bright open plan kitchen & living room as well as a separate storage space. Above all, the achievable cubature and the circulation areas have been optimised.
The parallel arrangement of two linearly aligned buildings, which we gave a small-scale character via incisions and structuring elements, resulted in an almost village like character inside the block amidst the metropolis.
As always, this project was also under the usual time pressure, and so the entire construction documentation was created step by step during the construction phase. The executing companies could thus be actively integrated into the detailed planning process.
The building was built in a record-breaking construction time of just over a year - even though the construction site was idle for several weeks due to the Corona lockdown.
Remarkable, however, was the extremely trusting and cooperative collaboration with the client and the construction company. It was really fun!!!
